BRONZE Marketing Package

5% Marketing Fee

  • Pictures and property description

  • Listing in the local MLS systems

  • Real estate yard sign

  • One open house (in-person or virtual)

  • Management of listing inquiries and showings
  • Negotiation of offers to secure the best price and terms
  • Facilitation of all communication with buyers' agents and attorneys through closing
  • Coordination with appropriate Town Departments to verify whether there are any open permits and to secure the necessary documents (i.e. final water reading, smoke detectors compliance certificate)

*Fee allocation: 2.5% of the net purchase price will be paid to the buyer's agent who will procure an accepted offer. The remaining 2.5% percent will cover our professional fee and the cost for the above services.

SILVER Marketing package

6% Marketing Fee

All items included in Bronze plus:

  • Floor plans and measurements of each room

  • Listing in 3 MLS's: MLS Pin, MLS CCIAOR, and KWLS

  • Exposure to all the major third-party websites (Zillow, Redfin, Trulia, Realtor.com, etc.)

  • Reverse prospecting to all Realtors who have clients looking for a property with similar features

  • Property 3D professionally edited Virtual Tour and doll-house renderings

  • Drone video (if applicable)

PLATINUM Marketing Package

8% Marketing Fee

All items included in the Bronze, Silver & Gold plus:

  • Professional extensive home staging (up to 1% of listing price)**

  • Pre-Listing Home Inspection (to avoid unpleasant surprises after an offer is received that might jeopardize a successful closing)

  • Coordination of all quotes needed to make repairs or updates to the house during the pre-listing or inspection stages

  • Coordination of all "sale ready" initiatives to maximize property marketability and speed the closing process (to include pre-appraisal, needed repairs, consultation with an interior designer for optimal staging of the house)

  • Assisted home contractor and interior designer consultations with buyers to provide quotes for desired improvements 

  • Soirees and gala special invitation-only memorable events organized by a professional event planner, with professional entertainment, gourmet food, and drinks. Party favors will also be provided to VIP guests. Each guest will receive a follow-up call, an email with property brochure to share with their connections, and a customized thank you card with property picture

  • Home warranty offered to the buyers (as an incentive to purchase the home)

  • Luxury closing gifts 

*Fee allocation: 3.5% of the net purchase price will go to the buyers' agent who will procure an accepted offer. The remaining 4.5% will cover our professional fee and the cost for the above services.

**The sellers agree to refund this amount should they decide to rescind the exclusive listing agreement or to reject an offer (95% or more than the asking price) presented prior to listing expiration.
